NEW HOMES

SKETCH/CONCEPT

Sketch/Concept pricing is a one off fixed fee for single storey, 2 storey & 3 storey.

Sketch/Concept plan with no changes & 3D images - $1,650
Sketch/Concept plan with one lot of major changes only, 3D images & 3D walkthrough - $1,980


WORKING DRAWINGS

New homes are charged at a fixed rate of $24.75/m² for single storey & $26.95/m² for 2 storey and 3 storey homes.

Cost includes the following

  • Concept/sketch
  • Town planning drawings (if required)
  • Site plan
  • Floor plans
  • Elevations
  • Sections
  • Details
  • Stair layout
  • Room layouts
  • Electrical plans
  • 3D images & walkthrough
  • Price also allows for any minor changes made to plans by client, changes to be made at shires request, any changes needed to match engineer’s plans.

PRICE EXCLUDES

  • Contour site survey
  • Engineers drawings
  • 6 star energy assessment
  • Shire submission/building fees


*Please note that garages, carports, porch’s, veranda’s, alfrescos, balconies, store rooms, outbuildings, under crofts etc. are to be included in the total m²


RENOVATIONS – PERGOLAS – ALFRESCOS – CARPORTS – GARAGES – BOUNDARY WALLS

These items are all charged at an hourly rate. Since every job is different and unpredictable due to the nature of existing ground levels and construction, it is impossible to put a fixed price on these types of projects. In general flat blocks are easier and cheaper. Sloping blocks will need possible further retaining and new levels need to be worked out to suit the sloping block. Existing construction methods and how it ties in with the new construction also can prove challenging. Other items that factor into higher prices are based on whether you are able to obtain existing plans from your local shire and if so, do they match what was actually built. If you can’t obtain plans or it is not built as per shire plans then a site measure will be needed. This normally can add an additional 1-3 hours depending on the scope of work and the nature of the project required. Another factor is how old your home is. If they are pre 1970’s then chances are they could be in feet & inches. If this is the case then all plans will need translation to suit the metric system that the shires require.

While every effort is made to keep costs to a minimum, we cannot stress enough that complex jobs are not to be taken lightly and quick drawing output leads to major errors on site. This generally leads to headaches for you as the client, the builder and us. We pride ourselves on being methodical to make the building process easy for all parties involved.

The following should be used as a guide only. Prices are based on jobs we have done in the past.

MINOR RENOVATION (such as adding a bedroom, ensuite and living area) - $800 - $1,900
MAJOR RENOVATIONS (single storey & 2 storey) - $1,200 - $4,900
PERGOLAS - $330 - $990
ALFRESCOS - $800 - $1,800
CARPORTS - $330 - $990
GARAGES - $550 - $1,500
BOUNDARY WALLS - $330 - $660



UNIT DEVELOPMENTS

SKETCH/CONCEPT
Prices are as per ‘NEW HOMES’ and the concept/sketch fee is per unit. A discount per concept/sketch is not normally given due to the amount of work involved. Typically shire engagement is more involved, more so than an individual home. Keeping the price the same covers this process.


APARTMENTS

Sketch/Concept pricing is a one off fixed fee and is governed by the amount of apartments per project.

6 apartments - $4,400
7 apartments - $4,950
8 apartments - $5,500
9 apartments - $6,050
10-12 apartments - $7,700



WORKING DRAWINGS

Prices are as per /m² for 2 storey homes of $26.95/m²

Client note – If you are new to the apartment market and wish to do a development, it is strongly recommended to engage us prior to purchasing your first property to develop. Real estate agents are not experts and constantly give misleading potential for certain zoned lots. How many apartments that can potentially be built based on a lots zone (e.g., R40, R100 etc.) is not always clean cut and in most cases is less than what buyers are told. Most people giving misleading information do not factor in the minimum amount of car bays for both residents of the complex and visitors that are needed, bicycle bays, store rooms, driveway widths, turning circles etc. There are a lot of factors that dramatically reduce the amount of apartments the lot can in theory be built but the reality of it is it is less. Rule of thumb is always take 2 apartments off the amount you are told you can build.
